Lacation: near the village of Grizzana Morandi, Bologna, Emilia Romagna.

Composition: Three floors-sandstone manor house dating back to 1700, with antique external furnace, ancient stable with spacious stone barn, garages and masonry facilities, one more recent house made of masonry dating from the late 70s and laboratory for meat and cheese processing.

Total area: 200 sq. meters main farmhouse on three levels, parking lot of 30 sqm, 250 sqm barn, 100 sqm of warehouses and storages, masonry dwelling of 110 sqm, laboratory of 70 sqm and 89 hectares of land.

Condition: in good conditions; The masonry dwelling is already inhabitable, the meat and cheese workshop has been made recently and the barn, warehouses and storage do not need special intervention and therefore are already usable. The main old sandstone house needs renovation works.

Peculiarity: this ancient farm originally stretched from the Reno valley, a few miles from Vergato, to the overhanging ridge near the village of Grizzana Morandi. In the years the farm was then divided into smaller portions, each with ground and some annexed buildings. This farm, called Rabatta, remains the main and biggest one for both hectares of land and the presence of the old manor house dating from the 1700s, which was the hub of the ancient farm. It lends itself optimally to the creation of a productive farm located in a quiet beautiful place, a receptive complex or a luxurious Apennine residence.

Interesting facts: It is also possible to buy the farm with some means (tractors, plows.) and with 20 dairy cows. The farm is located in an ideal position: surrounded by greenery and quiet hills with amazing panoramic view, it is only a few minutes away from all the services offered by the town of Vergato, and well connected with roads and trains to the cities of Bologna and Florence. Nearby there are important sites of historical and cultural interest, such as La Rocchetta Mattei, the Historical Park of Monte Sole and the Etruscan National Museum of Marzabotto.
